So this is gist of it. You know how with Masterworks you can invest in a piece of art by basically buying just s part of it. And how people would like to invest in real estate, but the barrier of entry is high.
So this is what i prupose.
Have a company that flat out buys a house.
You make high definition, 3D scant of it.
You ‘cut’ the place up into as many NFTs as you wish and sell those.
So in essence the NFT itself would be a smart contract between you and the buyer.
And so, even if the investor has only 10.000$ he could own a piece OF A property.

This is a great idea! It’s pretty much commercial real estate, but making IRL assets an NFT for streamlining operations and transparency.
There are several platforms working on this idea, but I think the biggest issues are legal. Depending on the jurisdiction, you’ll have trouble proving ownership despite buying the NFT (for example, parts of Southeast Asia don’t have a proper land ownership infrastructure). In addition, I imagine you’d want to start paying dividends for rental or hospitality yield, like an AirBnB or hotel. This would mean dealing with securities laws and cross-border investor regulations.
Perhaps the easiest way to get started would be to make timeshares in a property, so if you own an NFT of the house, you have exclusive rights to stay there for a period of time, or have an extra utility like booking during peak-holiday seasons, etc.
